Several owners have reported strings installed around their balcony doors and on the exterior walls. These "wicks" were installed intentionally to drain water that may get behind doors or brick surfaces and should be left in place.

| Happy Holidays! Please remember to recycle your Christmas trees. The associations trash service will not haul away Christmas trees. Owners are responsible for removing their own trees. The city of Denver has a recycling program that will recycle trees left next to a city dumpster in the first two weeks of January (we have private trash service). The association will charge owners $50 for the removal of any trees left at our dumpsters. Thanks.

Palace completed pouring concrete around the electical units and installing drainage on the west side last week. Concrete on the east side and on the restaurant patio is complete. The air conditioner, heating and electrical continue to be installed in the new lobby addition this week. Various small areas of painting remain. Some of this work may be delayed by the holidays and cold weather. Repairs and the final punch list items will be completed in January after the holidays. Touch up will likely be required around all exterior doors and we are aware of that. If there are any other construction related repairs that you have not previously reported on the website, please do so now by filling out a maintenance request

| The association recently installed Carbon Monoxide detectors in the hallways. We recommend that everyone also have a CO detector in each of your units and test it frequently. CO is a colorless, odorless gas which highly toxic that can come from damaged appliances, heaters, and fireplaces. If a CO alarm sounds, you should go outside to fresh air immediately and call the fire department, emergency services or 911.

The Briargate Homeowners Association Board generally meets the second Monday of the month at 6:00p in the lobby. The 2009 meetings will be held January 12, February 9, March 9, April 13, May 11, June 8, July 13, August 10, September 14, October and November 9. From time to time, the date or time of a meeting may change. Be sure the check the website for any changes.
